HazelwoodPM is happy to hear that you are interested in renting one of our properties! Below is our Rental Criteria: 

Income: Applicants must gross a minimum of three times the monthly rent. In the event that there is more one person on the application, HazelwoodPM will combine all income sources. The income source must still be a minimum of three times the monthly rent. Exceptions are made as mandated by FHA and HUD.

 

Rental History:  All applicants must possess good rental history over the last 2 years, with a maximum of 5 late payments in a year. Those applicants who are not able to provide rental history may still apply and be approved, however, they will be approved with a security deposit of 1.3 times the monthly rent, plus a $250.00 risk alleviation fee.

 

Credit Score: Applicants must possess a minimum credit score of 600 to be approved at the security deposit of 1 times the monthly rent. Applicants with a credit score of 525 may still apply and be approved, however, they will be approved with a security deposit of 1.3 times the monthly rent, plus a $250.00 risk alleviation fee.

 

Criminal History: We do not rent to any person required to register as a sex offender. We also do not accept applicants with records of the following crimes: Felony Conviction, guilty plea, or no-contest plea within 7 years: murder, manslaughter, assault, robbery, burglary, rape, child molestation, kidnapping, arson, reckless burning, human trafficking, destruction of property, identity theft, Delivery or Sale of Illegal Drugs, Possession with intent to deliver, Manufacture of Illegal Drugs. We will not accept applicants with outstanding criminal warrants charging any of the above offenses. Furthermore, we will not accept any persons who have been charged and convicted with any crimes REGARDLESS OF FELONY STATUS against animals, children, elderly, or disabled. These charges are including but not limited to, abuse, neglect, dog fighting, etc.

 

Occupancy Policy: Our occupancy standards are adopted from the city of Tempe, and state that each sleeping room must have no dimensions under 7 feet, must be 70 square feet for one person and 50 square feet per person when "room sharing".

No open bankruptcies will be accepted. 
No outstanding evictions/rental judgments within the last 2 years. 
We do not rent to applicants who currently owe other landlords any money, regardless of when balance was established. 

 

Please know that since HazelwoodPM believes in integrity, any applicant caught giving false information will be immediately denied. Please know that if HazelwoodPM discovers that you have provided false information on your application after you have been approved, HazelwoodPM may pursue an eviction in order to terminate your contract.
